The real estate market all over North America has been on fire lately.

The United States of America and Canada have seen record home prices, and sales, with well below-average housing inventory stock. All of those things combined have made it a very tight housing market for people who are looking to buy a home.

Things got so bad in Ontario that government officials went so far as to ban foreign residents from purchasing property for a time.

Even with all these factors at play, there have been more million-dollar houses sold in WNY this year than ever before.

Western New York has some amazing houses, but it's not really known for its luxury housing market. However, the same cannot be said about Toronto and Southern Ontario.

With that in mind, we were wondering: what does our money get us in Western New York compared to Southern Ontario?

So let's compare what $2 million will buy you in the Buffalo area versus what it will buy you in the Toronto area. To make things as far as possible, let's take a look at detached, single-family homes that are for sale for between $1.9 million and $2.1 million:

40 Harrow Dr in Toronto, listed for sale at $2,099,900 CAD, versus 9281 Tonawanda Creek Rd in Clarence Center, listed for sale at $1,950,000 USD

  • 40 Harrow Dr. in Toronto is a 4 bedroom, 5 bathroom single family home in Toronto's borough of York, about 25 minutes from downtown Toronto. This house features more than 4,500 square feet of living space. In addition to a large kitchen, beautiful spiral staircase, and a nice yard, the house sits on a corner lot and has an in-law apartment on the lower level that is perfect for your adult kid or in-laws.
  • 9281 Tonawanda Creek Rd in Clarence Center is a 6 bedroom, 6 bathroom house in the northtowns of Buffalo, about a 30-minute drive from downtown Buffalo. We've highlighted this house before and it's one of the more expensive houses on the market in Western New York. In addition to all sorts of state-of-the-art smart-home features, this house sits on more than 1 acre of land and is just a few hundred feet from Tonawanda Creek.

When comparing these homes, it seems like you get more house in Buffalo for your money than in Toronto. What do you think about these two examples?

Which one would you buy if you had an extra $2 million laying around?
